Oaky Bay Apartments

FKG was engaged under an ECI Design & Construct agreement to deliver Stage 1 of the Oaky Bay Apartments, a five-storey luxury development along the Coomera River on the Gold Coast. Comprising 56 two- and three-bedroom apartments with high-specification finishes, the project also included shared amenities such as pools, spa, BBQ areas, tennis court, gym, and function space. As the first of three planned stages, this build established the aesthetic benchmark for future works.

Delivered on a sloped site with environmental sensitivities, FKG implemented a bio basin to manage water runoff and mitigate delays from inclement weather. Early procurement challenges were addressed through market engagement and resource allocation. Works were staged floor-by-floor with tower crane lifts and perimeter scaffolding to maintain safety and efficiency. Infrastructure upgrades included road widening, rising sewer mains, and service realignments to support all three stages. Collaborative design management ensured alignment with the client’s vision, and lessons learnt were shared to optimise future stages.
