Bradman Street Warehouse Acacia Ridge

FKG was engaged by Andreatta Developments for the design and construction of a 1,165m² tilt panel warehouse with a 210m² two-storey office and associated external works. Located in a busy industrial precinct, the project required careful coordination with neighbouring businesses and adjacent landowners to minimise disruption.

Under an ECI agreement, FKG managed the Development Approval resubmission. Early in the process, FKG identified an opportunity to increase the gross floor area from 1,165m² to 1,382m², delivering a 20% increase in lettable area.

During construction, FKG discovered inaccuracies in the supplied as-built stormwater documentation. Services location testing revealed a more accessible 1,200mm stormwater pipe not previously recorded. This led to a design alteration that avoided infrastructure damage, reduced program duration by six weeks, and delivered substantial cost savings.

The project was fast-tracked to accommodate subcontractor scheduling, with works completed ahead of program and within budget. Environmental controls were implemented to manage dust and protect the nearby creek.
