FKG was engaged under a Cost-Plus agreement to refurbish 118 rooms, the restaurant, commercial kitchen, reception, and conference rooms at the Palmer Collective Hotel. Works included painting, carpet and vanity replacement, lighting and bathroom fixture upgrades, vinyl flooring, tiling, epoxy finishes, and modifications to the reception counter.
Delivered within an operational hotel, the project was staged floor-by-floor to minimise guest disruption. Secure hoarding was installed around ground-level works, and a site office was established in a ground-floor room with a rear set-down area secured by temporary fencing. Roof sheeting replacement was coordinated with unoccupied rooms and early morning crane lifts from a neighbouring property to avoid traffic impacts.
Open-book cost tracking and transparent invoicing supported efficient client collaboration. Despite time constraints, the project was completed within the tender program and budget estimates, with strong stakeholder engagement and minimal operational impact.
